Last night Fifth Ave hosted a successful buying and investing in Real Estate seminar for first time buyers. The event was focused towards providing buyers with information to help them make a smart buying decision.

We would like to thank our speakers for a great presentation.

Sean Mahoney of Fifth Avenue Real Estate Marketing discussed buying and investing in Real Estate. Including the topics of why Real Estate makes sense, what to think about when choosing a location, what deciding to wait costs you; and, how to go about purchasing your first home.

Henri Li of TD Canada Trust went through the financial process that comes with purchasing a home. He touched on a number of important topics including home financing options, mortgage default insurance, creditor insurance, sequence of events to expect, steps to finalizing your mortgage, additional costs to consider; and, closing day expectations.

Soleman Hashmi from Hashmi & Company Barristers, Solicitors and Notaries Public joined us for the closing process discussion. He provided insight on what to expect (and what to look out for) during the closing process and transfer of funds.

First-time home buyer bonus will make ‘bigger difference’ in B.C. suburbs

An article in today’s Vancouver Sun features one of our first time home buyers from Outlook, a townhome project in Langley. Gawain Guemas-Bonell is one of the first to receive the temporary BC First-Time New Home Buyers’ Bonus that will be in effect until March 31, 2013 and is worth up to $10,000.

Cristy Edmonds, Vice President of Fifth Avenue Real Estate Marketing and Michael Ferreira of Urban Analytics also share their insights on this latest announcement.

ATTENTION FIRST-TIME HOME BUYERS: BC Government announces $10,000 bonus

Subject to approval by the legislature first-time new home-buyers in B.C. may become eligible for an added $10,000 bonus on top of the B.C. HST new housing rebate buyers are already getting. What does this mean? This means more savings on new homes for first-time home-buyers.

In order to be eligible for the first-time new home buyer bonus the purchaser must meet the following criteria:

Looking to purchase a new home within BC.
Has never owned a primary residence.
Has or will be filing a 2011 BC resident personal tax income return.
Purchaser must be eligible for the BC HST New Housing Rebate.
Intends to use the home as a primary residence.

Not only does the purchaser have criteria to meet but so does the home.

A written agreement of purchase and sale must be entered into on or after February 21, 2012.
HST must be payable on the home (HST will generally be payable on new homes if ownership of the home transfers before April 1, 2012.)
No other parties have claimed a bonus on the home.

For 30 years we’ve been innovating the way we sell and market real estate. While our team was busy focusing on our clients and their projects, we were guilty of not paying nearly as much attention to our own corporate identity.

Over the years, Fifth Ave has built a brand that resonates with both home buyers and industry professionals. Our team was reluctant to lose that recognition or brand value with a complete overhaul, so instead we took elements of the identity and gave it a much needed makeover.

With the help of our friends at Braun/Allison Inc. and Marca Studio, we were able to make our vision for Fifth Ave come alive.

After many long days and late nights we are finally ready to share our new look with our clients, friends and Fifth Ave family!

As if that wasn’t enough, we have also taken on an extensive office renovation. As many relationships end as a result of a renovation, we are pleased to report that our team is still on speaking terms.
